    AFI Romania secures LEED Platinum certification for AFI Loft

    AFI Loft, the newest Class A office project developed by AFI Romania, has achieved LEED Platinum certification, the highest level awarded within the globally recognized green building rating system. This top-tier certification, granted to projects that score over 80% of the available points, underscores the company’s ongoing commitment to developing sustainable and innovative buildings, in line with AFI’s target to achieve zero carbon emissions across all office projects.

    Built on top of AFI Cotroceni, the largest shopping mall in Bucharest, AFI Loft stands out for its exclusive character and seamless integration with the retail center, offering tenants direct access to a wide range of amenities and services. The project delivers 16,000 sqm GLA of Class A office space across two floors. It includes atriums, lounge areas, and co-working-style elements. The common areas feature skylights and open staircases that allow for more natural light and less use of electricity. On the 1st floor, a 300 sqm terrace offers tenants an outdoor space for relaxing and socializing.

    AFI Loft incorporates modern technical specifications, including LED lighting, a four-pipe HVAC system, a fully glazed façade for optimal natural light, a backup generator, and other solutions aimed at increasing energy efficiency and tenant comfort. The building has two main entrances: one through Timișoara Boulevard, and another with direct access from inside the mall. In addition, the project benefits from excellent public transport connections (metro, tram, bus), and integrates green mobility features such as EV charging stations and bicycle racks, as well as a generous selection of parking spots for tenants.

    The certification process was coordinated by Colliers Romania, through its Green & Healthy Building Certifications division.

    LEED (Leadership in Energy and Environmental Design) is the world’s most widely used green building certification system. It provides a framework for designing and operating cost-effective, resource-efficient, healthy, and sustainable buildings. Certified projects are evaluated across several performance areas, including energy efficiency, water conservation, indoor environmental quality, use of sustainable materials and innovation.

    LEED Platinum is the highest of the four LEED certification levels and is reserved for projects that demonstrate excellence in reducing energy and water consumption, limiting greenhouse gas emissions, ensuring occupant comfort and health, and integrating the latest green technologies.
