    IULIUS has achieved LEED Platinum certification for five retail and office projects

    Retail and office projects developed by IULIUS in four Romanian cities – Suceava, Iași, Cluj-Napoca, and Timișoara – have obtained LEED Operations and Maintenance certification at the Platinum level. The process was coordinated by the ESG Strategic Advisory team at Colliers Romania. While these projects were previously certified at the Gold and Silver levels, this new achievement reaffirms IULIUS’s commitment to sustainability and strong operational practices in managing complex urban spaces.

    The recertifications achieved between 2024 and 2025 include Iulius Mall Suceava, Iulius Mall and Business Centre Cluj, and Iulius Mall Iași. They also include the United Business Centre 2 office building within the Iulius Town complex in Timișoara, and the United Business Centre 5 office building in the Palas Iași complex. This builds on a journey that began back in 2014, during which Colliers and IULIUS collaborated across multiple stages to obtain LEED certifications, a testament to their robust and consistent partnership in implementing international sustainability standards.

These certifications confirm the sustained efforts in achieving energy efficiency, responsible use of natural resources – from water consumption to waste management – and the promotion of sustainable transport options. The focus on creating healthy, comfortable indoor environments, through air quality monitoring and feedback from building occupants, highlights our shared ongoing dedication to the well-being of those who use these spaces daily. Our project approach has also facilitated access to national green financing: the Palas Campus in Iași benefited from the first green loan granted to a Romanian company by the IFC (International Finance Corporation), while the RIVUS project in Cluj-Napoca recently secured 400 million euro in green syndicated financing. These achievements reflect our commitment to meeting the highest sustainability standards, such as LEED Platinum and EDGE Advanced. They also demonstrate our long-term vision, where operational efficiency, reduced environmental impact, and the creation of healthy, inclusive environments are core priorities. We will continue this journey with the same determination, alongside partners who share our values”, added Dan-Adrian Chelaru, Group Sustainability Officer at IULIUS.

    IULIUS is a real estate developer and operator specialising in large-scale urban regeneration projects in Romania, with over 25 years of experience in the industry. Its portfolio includes the Palas Iași and Iulius Town Timișoara urban regeneration projects, the nationwide Iulius Mall network (in Iași, Cluj-Napoca, and Suceava), and 15 Class A office buildings. In Iași, the Palas complex comprises seven United Business Center buildings totalling 72,000 square metres, along with Palas Campus, which adds another 54,000 square metres. In Cluj-Napoca, there are three office buildings with a combined surface area of 30,000 square metres, while in Timișoara, four buildings total 80,000 square metres. Sustainability lies at the core of the IULIUS business model, with its national network of malls and office buildings being LEED® or EDGE certified.
